Schedule of Dilapidation
A Schedule of Dilapidation is prepared by a Surveyor on the Landlord’s behalf at the end of a lease. It details disrepair either externally, internally or both and includes a cost estimate for each item to be made good. The Schedule is then served on the Tenant and they are expected to carry out the repairs.
Negotiations between a Landlord and a Tenant begin with the Tenant instructing a Surveyor to act on their behalf to produce a response to the Schedule of Dilapidation.
In some cases the Landlord will make an offer of what they will accept for the cost of the repairs, it is then up to the Tenant whether they accept the offer or not.
Our Surveyors can produce both a Schedule of Dilapidation and a response to a Schedule of Dilapidation from the Tenant.
