RICS Homebuyer Report
This is the most popular survey that we offer; it is suitable for houses built after 1850 that are of standard construction. It includes a valuation, advice on defects/repairs and maintenance considerations. It provides a checklist for your solicitor, for example confirming boundaries, checking for boiler maintenance records and confirming planning permission for an extension.
We use an RICS format for both these reports, which use a traffic light system to rate the condition of each element of the building.
The Surveyor’s inspection will take between 1 .5 – 2.5 hours depending on the age and size of the building.
Our building surveys are produced to our own format and provide a more detailed report written using technical building terms. They are suitable for older properties and properties of unusual construction.
It does not provide a valuation, however a valuation can be included if necessary at a small additional cost.
The building survey costs more to produce as you are paying for the surveyor to produce a more technical report. It takes longer to inspect and the site notes are more detailed. The report also takes more time to prepare.
Specific Defect Report
This report is not a survey but offers advice on a specific defect in your home. We have provided reports on a wide range of things such as damp problems, leaking conservatories and cracking.
